Property Prices Are Likely To Go Up With Revised/ New Circle Rates In Delhi

Delhi Government has again revised the circle rates of Delhi Region and the same will come into effect from Dec 5, 2012. The new circle rates of properties in Delhi will be 22% to 200% higher than earlier. The main reason of revising circle rates in Delhi is to make the ‘Registration Amount’ closer to the market rate of the properties in Delhi. On one hand this move will increase the revenue of the government in the form of stamp duty and registration fee, on the other hand it will mitigate the flow of black money in sale & purchase transactions on property.

Delhi government has divided Delhi region into 8 different categories ranging from ‘A’ to ‘H’ depending on the localities on July 18, 2007. Better the locality, higher the circle rate.

What Is Circle Rate?

“Circle rate is the minimum valuation on which land and immovable properties in the city have to be registered with the Government.

It is the system in which government fixes the minimum or maximum rate of the land depending on the category of colonies it falls in and no transaction is allowed below the minimum rate fixed by the government in any area of the city.”

News On Last Revision In The Circle Rate Of Property In Delhi

Today (31st Oct 2011) cabinet has again increased property circle rate in the range of 15% to 250% for sale and purchase of property in Delhi.

In Feb 2011, government had hiked the circle rates in Delhi by over 100%. In just 9 months government has again announced another hike in the circle rates of Delhi property by upto 250%.
